02 / How I build

The same rules,
on both sides.

Property or sports, the habits don’t change. They came from building systems I had to trust myself.

  1. 01

    Source-native

    Preserve what the underlying system actually means: its identifiers, its rules, its edge cases. Don’t flatten it into something that only looks consistent.

  2. 02

    Evidence before inference

    Know where a value came from, and when, before building anything clever on top of it. Intelligence is only as honest as the layer underneath.

  3. 03

    Fail closed

    Unknown stays unknown. A truthful null beats fake precision, and a model with nothing to say should say nothing.

  4. 04

    Ship the whole loop

    Data → infrastructure → product → customer feedback → better infrastructure. I stay close to every step, because that’s where the real problems show up.

    Real-world event contracts with independent model probabilities, market prices, exact resolution rules and scored history, alongside sport-native products across ten sports.

    206 core routes across MLB, NFL, NBA, WNBA, NHL, Tennis and Soccer on one key, plus 39 dedicated UFC Intelligence routes.

    France entered production launch and Spain launch certification, each behind its own coverage-governed country contract.

    Great Britain and New Zealand joined the United States as the first international country-native products. Australia followed on 25 August and Estonia on the 26th.

An unconventional
path. A practical
way of building.

I came to technology through business, real estate, and a need to solve the problems in front of me. I learned technology by building systems I actually needed.

Learned how to listen, sell, negotiate, and move toward an outcome.

Local Home Buyers

It started with Local Home Buyers LLC. Operating publicly as Local Home Buyers USA, I was building a real estate business and constantly running into fragmented property data, disconnected systems and tools that weren’t designed for how we actually worked.

AI + code

Used AI to learn software development by building things I actually needed.

From operator to infrastructure

I started building the software and data infrastructure we needed ourselves. Those systems eventually became bigger than the original operating problem. That evolution became PropTechUSA.ai. Today the same company operates as Local Home Buyers LLC d/b/a PropTechUSA.ai.

Built a source-aware property data layer designed for software, AI, and enterprise systems.

Expanded country by country without flattening away local property systems.

Applied the same discipline to sports: live state, history and markets as infrastructure.

PropTechUSA didn’t start as a data company. It started as a real estate company trying to solve its own problems.

I’m a self-taught developer with a GED and a background in sales and real estate. AI helped me learn to code. Building and operating the systems taught me what it takes to make them useful.

Today that covers property and sports, and I still stay close to the entire loop: source data, code, infrastructure, product decisions and customer conversations. That proximity is a feature.

The principle is simple: know where the information comes from, be clear about what it can do, and keep building.

Writing is how I think through what I’m building: AI-assisted software development, entrepreneurship, property and data infrastructure, and the harder questions about AI cognition and philosophy.
